  I am new to off-campus housing. Can you tell me a little about it?

The full college experience is available just steps away from Georgia State University here at Dwell ATL Luxury Apartments. Our multimillion dollar renovation represents our commitment to offering the most value for our students by meeting various housing needs with flexible leasing options and a wide array of amenities. All one bedroom, two bedroom, and penthouse units are available to lease privately or you can utilize our free roommate matching services and lease for less. Your individual lease will include access to all of our community areas such as our 24-hour fitness facility, Zen garden, swimming pool, and our study lounge that features complimentary Wi-Fi and printing. We pride ourselves on being the closest off-campus housing community to GSU with a renovated leasing office, friendly on-site team, monthly resident events, a coffee station, and so much more!

  How far is the community from campus?

Dwell ATL Luxury Apartments is located one block from Georgia State University on the corner of Auburn and Piedmont directly next to Payton Hall. You can walk to your first class within minutes!

  Do you have to be a GSU student?

No! In fact, our location is in the heart of downtown Atlanta and with easy access to I-75, Dwell ATL Luxury Apartments is the ideal location for anyone! We also have residents that attend Georgia Tech, SCAD, and Grady Medical.

  Do you have a bus stop and how often does it run?

Dwell ATL Luxury Apartments has access to Atlanta's streetcar found directly in front of our property that runs every 10-15 minutes. We are two blocks from the MARTA Peachtree Center Station which can connect you to anywhere in the greater Atlanta area.

  I do not have any roommates in mind. Do you offer roommate matching?

Absolutely! Every student is unique, so during the leasing process we utilize our state-of-the-art roommate matching software that knows just the right questions to ensure the best matches possible.

  What is included in the rent?

Our pricing includes rent only. Utilities such as electricity, water, sewer, cable, and internet are set up and billed directly by the providers. Add-ons such as in-unit washers and dryers and garage parking are available for an additional monthly fee.

  Do you offer furniture?

Our units do not come furnished so this allows you to decorate your apartment as you desire!

  Do you allow pets?

Yes, we do! All pets must be registered prior to entering the community. There is a one-time Pet Fee of $300 and a monthly Pet Rent Fee of $25 due for each animal at the community. There is a 2-pet maximum per apartment. Additionally, we do have some breed restrictions, so please reach out to our on-site team for more information.

  What safety measurements are in place?

We want to do everything we can to ensure that you enjoy a comfortable living environment. Dwell ATL Luxury Apartments does have an on-site courtesy patrol that provides services for our residents 24/7. All entrance doors require fob access and our parking garage is gated. We encourage all of our residents to report any suspicious activity to our 24/7 courtesy patrol team and as always, dial 911 for emergencies.

  How do I pay the rent?

Rent is due on the 1st day of each month. We have an easy online payment system that allows you to pay any time of the day. You never have to worry about late fees if you opt into our automatic withdrawal option. You are also more than welcome to pay by check or money order in the office during regular business hours.

  Can I pay up front?

Yes! You may also pay by semester.

  Do you provide on-site maintenance? How do we report any maintenance related issues?

Yes, we do have on-site maintenance. Our online Resident Portal makes it easy to submit work requests online directly to our office staff. Our maintenance staff is great at quickly responding to our residents’ needs! You will know when your work is completed via email by receiving a satisfaction survey. We love to hear the opinions of our residents so that we can continually improve our services.

  I am ready to live here! What is the first step?

Great! We look forward to having you! We ask that the resident fills out an online application. It only takes 15-20 minutes! If you are signing with a guarantor, they may also complete their portion of the application at the same time. It’s that easy!
